A Chinese biotech company is the first tenant to commit to a 143,533-square-foot speculative Waltham lab development.

Beijing-based Biocytogen leased 36,911 square feet of office-lab space at 300 Third Ave. for its new U.S. headquarters. The company has local offices on Audubon Road in Wakefield, and will begin building out its new U.S. headquarters at the Waltham property this spring.

Biocytogen will occupy the sixth floor of the building, which occupies a high-profile site overlooking Route 128 and is led by Lincoln Property Co. and MetLife Investment Management.

LPC’s Tim Latham, Christopher Scott and Chris Devaux represented the ownership. Colliers’ Tim Allen and Curtis Cole of Colliers represented Biocytogen.

Waltham has emerged as a leading Greater Boston life science cluster as industry firms look for space in the suburbs. Biopharma companies located in Waltham received nearly $1.1 billion in venture capital funding in 2021, according to MassBio data.

Designed by DiMella Shaffer, 300 Third Ave. includes four stories of office-lab space and 441 parking spaces.
