Hudson-based Calare Properties has sold its 94,268-square-foot distribution facility in Watertown.

The property at 20 Seyon St. sold for $15 million.

The new owner is BIV-20 Seyon, an affiliate of The Seyon Group LLC of Boston, according to Middlesex County Registry of Deeds filings.

Calare purchased the facility set on a 5-acre parcel in 2015. The property is 100-percent leased through January 2024.

“20 Seyon Street’s position in a high-demand warehouse and flex market, coupled with the attractive features of the site, established this property as a prime investment for Calare’s industrial focused investment strategy in the market,” said Todd Barclay, vice president of acquisitions, in a statement.

In addition to capital improvements made under Calare’s ownership, the well-maintained property had also previously received significant capital investments including a new roof, HVAC units and security/alarm systems.
