Boston-based online furniture retailer Wayfair has signed a 900,000-square-foot lease for a new distribution center that will be built in northern Kentucky.

The facility is being developed in Erlanger, Kentucky’s LogistiCenter at 275 by a joint venture of Dermody Properties and Hillwood Investment Properties on a 52-acre site next to Cincinnati/Northern Kentucky International Airport. Completion is expected in mid-2016.

The company, which sells home furnishings under the Wayfair, Joss & Main, AllModern, DwellStudio and Birch Lane brands, has corporate offices at Copley Place in Boston and warehouses in Kentucky and Utah.

Transwestern RBJ’s Jon Varholak and John Lashar, along with Jeff Bender of Cushman & Wakefield, negotiated the deal on behalf of Wayfair. The speculative building will expand the online retailer’s U.S. distribution capacity.

In a statement, Wayfair Chief Administrative Officer Nicholas Malone said the transaction will enable the company to make quicker deliveries and support growth.

Wayfair raised $304 million in an IPO last October. In the second quarter of 2015, it reported net revenues of $491.8 million, up 66 percent year-over year, and a net loss of $19.3 million.

Transwestern | RBJ advised Wayfair on its headquarters relocation to Copley Place in 2014 and its warehouse transactions and Hebron, Kentucky and Utah. Wayfair also has locations in New York, Ireland, Germany and the U.K.
