Linden SquareAn affiliate of Universal Properties has purchased a 64-unit rental property in Wellesley for $25.6 million.

The Newton-based real estate investment firm bought the Linden Square Townhomes complex at 11 Oak St. from an affiliate of Woburn’s Eastern Real Estate, an investment and development firm, and partner Boston Residential Group.

The units at the complex, which could be repositioned as condos, consist of 17 two-story townhouse-style buildings originally constructed in 1967, with full renovations starting in 1996. To date, 90 percent of the units have been renovated. The property contains entirely two-bedroom, 1.5-bathroom townhomes.

CBRE/New England’s capital markets team brokered the sale. The firm’s multi-housing experts Simon Butler and Biria St. John represented the seller and procured the buyer.

"Linden Square presents a fantastic opportunity for Universal Properties of Newton. Value-add is what we do and we are delighted to have this wonderful opportunity," Stuart Levey, Universal’s president and CEO, said in a statement.
