Boston-based Wellington Management will open a 106,000-square-foot office at Boston Properties’ 140 Kendrick St. in Needham, replacing its longtime suburban offices in Marlborough.

Landlord Boston Properties also announces a series of sustainability upgrades to the 440,000-square-foot Needham complex, including replacement of gas-fired utility systems with electric at the three-building complex.

The project also will include updated HVAC and new heat recovery systems and installation of a solar photovoltaic system, Boston Properties said, as it pursues net-zero carbon performance.

Wellington Management will not renew its lease at 100 Campus Drive in Marlborough, part of Houston-based Hines’ Campus at Marlborough office park, Wellington Director of Corporate Communications Robyn Tice said.

The financial services company also recently committed to a long-term 524,000-square-foot lease extension and expansion at its downtown Boston headquarters, located at Boston Properties’ Atlantic Wharf office tower.

140 Kendrick was the headquarters of tech company PTC before it relocated to 121 Seaport in Boston in 2019.

Tech data company IDG also leased 125,000 square feet at 140 Kendrick St. in May 2020 in a relocation from three Frainngham office buildings.
