Acquisition of a former Boston Sports Club in Newton will enable the West Suburban YMCA to expand this fall following planned renovations to the 61,000-square-foot facility.

The Y purchased the 135 Wells Ave. property for $12.9 million with $11.7 million in mortgage financing from Dedham Institute for Savings.

The organization, which has operated a facility at 276 Church St. near Newton Corner since 1914, announced that members will be able to use both locations.

Previously operated by Boston Sports Club, the Wells Avenue facility includes a four-lane swimming pool, fitness area, indoor track and multipurpose fieldhouse.

The acquisition was partially funded with a $3 million donation from a Newton family with the intent of expanding youth programs including basketball. The new location will employ approximately 100 people, the Y announced.

MassDevelopment will issue a tax-exempt bond to support the acquisition.

The seller, G & Z Real Estate Investments of Brookline, paid $15 million for the property in 2017. Boston-based developer Cabot, Cabot & Forbes had previously sought to build a 334-unit multifamily project under the state’s Chapter 40B affordable housing law, which was rejected by the Newton zoning board of appeals.

 The facility was built in 1973 and is located on a 6.3-acre parcel.
