A Financial District office tenant is relocating its headquarters to Millennium Partners’ new Winthrop Center tower after leasing 39,000 square feet.

Income Research + Management is the second tenant to commit to the 691-foot-tall office-condominium tower at 115 Federal St., which is scheduled for completion in 2023.

In a statement, CEO Bill O’Malley said the choice of the new location reflects the firm’s commitment to sustainability. The tower, designed by Handel Architects, is the world’s largest office tower designed to Passive House standards.

IR+M’s is currently headquartered at 100 Federal St.

Cambridge Assoc. Of Boston signed the tower’s first lease for 115,000 square feet in February.

IR+M has $88 billion in fixed-income assets under management.
