Two Worcester real estate developments in progress are sharing a $1.3 million boost thanks to a state program. This is part of larger packets of programs equaling up to $22 million dollars.

Boston Capital Development’s redevelopment of a Table Talk Pies property into a mixed retail-residential building with 15 condominiums will receive $400,000 This project is part of a larger master plan including an 83-unit affordable development.

And WinnDevelopment’s conversion and expansion of the city’s former Boys & Girls Club into 80 units of senior housing will get $900,000.

The grants were announced earlier this year.

The money comes from two state programs, the Underutilized Properties Program and the Massachusetts Downtown Initiative. The Underutilized Properties Program awards a total of $21,683,685 to 49 projects. The Massachusetts Downtown Initiative awards a total of $350,000 to 14 projects. The Massachusetts Downtown Initiative helps provide communities that need assistance with the financial help they need to revitalize their downtowns and is funded using federal pandemic relief money.

“Since taking office, we have been committed to building vibrant communities and creating enough housing to support Massachusetts residents and growing businesses,” Gov. Charlie Baker said in a statement. “Funding from the Massachusetts Downtown Initiative and Underutilized Properties Program helps accomplish these goals by revitalizing downtown neighborhoods to be more welcoming and transforming underused buildings into housing, retail space and other productive uses.”

State officials are awarding a total of $143 million across 12 programs via the state’s Community One Stop For Growth economic development portal program.

Community One Stop For Growth centralized a range of grant program applications and their review early last year to support housing, job creation and community development.

“We’re so glad to be celebrating funding from two important programs in the One Stop, the Massachusetts Downtown Initiative and Underutilized Properties Program, that will have a tremendous impact in Central Massachusetts and communities across the Commonwealth,” Undersecretary of Community Development Ashley Stolba said in a statement.

The money for the Table Talk and Boys & Girls Club projects will go to help the city of Worcester to ensure that it has economic development while making sure that there is still affordable housing for those that live there, officials said.

“In this round of awards through the One Stop for Growth, forty-nine awards were funded for over 21 MILLION DOLLARS to communities across the Commonwealth,” Worcester Mayor Joseph M. Petty said in a statement. “These are awards whose impact will be felt for generations to come.  In some cases, these awards will unlock the potential of undeveloped property, and in other cases these funds will be used to build on the work that has come over the last four and eight years.”
