Zillow logoThe Boston metro area ranks 70th on a list of the best homebuyer’s markets in the country out of 142 metro areas analyzed by Zillow, a national real estate analytics provider.

Of the top 30 largest metro nationwide, Boston ranked 12th as a top buyers’ market.

That’s because Midwestern and Mid-Atlantic metros like Chicago, Cleveland and Philadelphia are offering the most favorable conditions for buyers, with price discounts exceeding 5 percent in some areas and listings remaining active in some cases for 100 days or more, according to Zillow. Conversely, San Francisco, San Jose and Sacramento are providing the best conditions to sell a home.

In the Boston metro market, Hanover was the top buyers’ market, followed by Foxborough, Kingston, Duxbury and Andover. Cambridge was the best sellers’ market, as well as Somerville, Wayland, and Portsmouth and Derry, N.H.
