A Bulfinch Triangle landlord wants to turn its short, turn-of-the-century commercial building into a new lab tower.

In a letter of intent filed with Boston Planning & Development Agency officials last week, commercial landlord KS Partners said it plans to submit a proposal for an 11-story, 160,195-square-foot life science building on the site of 141 Portland St. and 222 Friend St.

The site is currently occupied by a 3-story, 22,260-square-foot, 1899-vintage commercial building and a 32-space parking lot. The letter did not specify whether construction will involve demolition or preservation of the existing structure or its facade.

No parking will be provided given its proximity to the MBTA’s North Station and its Orange and Green lines, the letter said. Ground-floor retail will be added facing Portland Street and Valenti Way, which borders part of the site to the southeast, along with various streetscape improvements.

In its letter to the city, KS Partners said it anticipates needing zoning relief for height and floor area ratio, plus approval under the local groundwater conservation overlay district.
