151 Porter St.A century-old East Boston warehouse originally built as peacoat factory to supply the U.S. Navy would be converted into a five-story boutique hotel under a developer’s plans for the one-acre property at 151 Porter St.

183 Orleans LLC, an affiliate of Heath Management Co., proposed to rehabilitate the vacant 70,000-square-foot building at 151 Porter St. into a hotel with 56,731 square feet of guest rooms.

The project would consist of a core and shell rehabilitation of the building and addition of a partial story on the top level for a business center, fitness center and utilities, according to plans filed with the Boston Redevelopment Authority. A restaurant and coffee shop would be located on the ground floor.

"The proponent envisions the project will breathe new life into a longstanding neighborhood eyesore that has been vacant for years and that contributes nothing to the neighborhood’s streetscape quality or economic vitality in its current condition," the application states.

Sharkey Design Co. of Boston is providing architectural services and Colliers International is the development manager.

The 1.2-acre site is located along the East Boston Greenway. The 70,000-square-foot hotel building was built in 1913 for Sterlingwear of Boston, the East Boston-based manufacturer of peacoats for the U.S. Navy.
