A developer active in office and lab projects in Boston and Waltham is branching out into Allston for a proposed multifamily project.

Boston-based Anchor Line Partners is seeking approval for 166 residential units in two six-story buildings at 449 Cambridge St. and Emory Road, replacing an auto body shop and storage lot for towed vehicles. The parcels total 0.76 acres.

The Boston Planning and Development Agency already is reviewing plans for more than 1,500 apartments and condos and over 1 million square feet of commercial space in Allston. The Anchor Line site is a block from City Realty’s proposed Allston Square project, which would include 237 condos and 104 apartments in six buildings near the corner of Cambridge and Harvard streets.

In a notification letter, Anchor Line Partners said it plans a 126-unit building at 449 Cambridge St. with 4,000 square feet of retail space and 69 parking spaces in a two-story garage, and 40 units at the Emery Road parcel. The project would include 22 on-site affordable units.

The plans require a conditional use permit for multifamily use, and variances for multifamily use, floor area ratio, building height and open space per dwelling unit.

Anchor Line Partners and Alexandria Real Estate Equities are proposing a 210,000-square-foot life science building at 99 A St. in South Boston. Anchor Line redeveloped a former U.S. Postal Service property in Waltham as a 200,000-square-foot office and lab building known as 200 Smith, and is development adviser on the renovations and expansion of One Post Office Square.
