As activity reawakens at the Massachusetts Convention and Exhibition Center, developers are proposing another nearby option for travelers.

A small industrial property at 330 C St. in South Boston would be redeveloped as a 74-room hotel under a proposal submitted this week to the Boston Planning and Development Agency.

The $26.8 million project, designed by architects Group One Partners of South Boston, calls for a six-story hotel including a roof deck and ground-floor restaurant space.

The 8,200-square-foot property is currently occupied by a vacant one-story garage.

“The proposed project will create a statement in the neighborhood that something new and different is happening at this location contributing to the ongoing growth and vibrancy of the area,” developers Fred Starikov, Steve Whalen and Brian Anderson of 330 C Street Realty Trust stated in a small project filing.

The project does not include any proposed on-site parking. Developers said the location is accessible from Logan International Airport in 10 minutes via automobile and within walking distance of MBTA bus routes connecting to the Red Line.

As proposed, the project requires variances from the Boston zoning board of appeal for floor area ratio, building height of 69 feet, minimum rear setback and off-street parking.
