Boston-based Marcus Partners plans to redevelop a marine industrial parcel at 310 Northern Ave. as the latest life science complex on the eastern edge of the Seaport District.

The development would include 742,000 square feet of life science and R&D space in two buildings, replacing a pair of single-story industrial buildings.

Existing tenant Stavis Seafood is moving its operations to the waterfront Massport Marine Terminal property, where Pilot Development Partners plans to build a seafood processing plant.

Known as parcel X, the Northern Avenue property is owned by the Economic Development and Industrial Corp. of Boston, which approved the lease transfer in November.

The development is the latest in a series of industrial-to-lab projects in the neighborhood. The 310 Northern Ave. parcel is next to Related Beal’s Innovation Square complex, which includes lab and office space leased to Vertex Pharmaceuticals, PureTech Health and SmartLabs.

Marcus Partners also is in permitting for another life science development in the marine park, a 228,000-square-foot complex at the Au Bon Pain bakery and headquarters, where the fast-growing biotech Ginkgo Bioworks already has leased 150,000 square feet.
