A vacant commercial building near Boston Landing is slated for redevelopment as 76 condominiums, adding to the nearly 400-unit housing pipeline in the North Beacon Street area.

A development firm proposes a 6-story, 72,890-square-foot condo building replacing the single-story manufacturing building that has been vacant since 2016.

36 Hichborn LLC, an affiliate of shoe company New Balance’s development arm NB Development Group, submitted plans for the site south of the Boston Landing mixed-use development.

Designs by Boston-based Embarc Design include stepbacks on the second and fifth floors of the 70-foot-tall building.

Developers propose 48 vehicle parking spaces in a below-grade garage, or 0.63 per unit, and 2,945 square feet of retail space. The project sets aside 13 income-restricted units, or 18 percent of the total.

Along with BPDA approval, the project will require Zoning Board of Appeal approval of dimensional variances and conditional use permits for multifamily residences and accessory parking.

The project would join hundreds of housing units in the neighborhood’s recent pipeline including the new 46-unit project at 50 Hichborn St. and a 24-unit project under construction at 38 Hichborn St.
