A 92-unit senior housing complex would replace apartments under Newton-based National Development’s latest proposal for the former Cleveland Circle Cinema site.
National Development in November became controlling partner of the 213,329-square-foot project, which was originally proposed by Newton-based Boston Development Group in 2011 and approved last year.
The 2.1-acre site spans the Boston-Brookline border and needs approval from officials in both communities.
Updated plans filed with the Boston Redevelopment Authority (BRA) call for 92 senior apartments for residents 62 and over, replacing 92 apartments in the plans approved by the BRA last July. The project also would include a 162-room hotel and 6,000 square feet of retail space.
The updated plans separate the hotel and apartments into two buildings, which is necessary for the project’s financing, according to a letter submitted by Ted Tye, managing partner for National Development.
The switch to senior housing would reduce average daily vehicle trips generated by the development by 32 percent, according to a transportation study by consultants Howard-Stein Hudson Assoc. of Boston.
The changes require BRA board approval following a 45-day public comment period and a community meeting, BRA spokesman Nick Martin said.
National Development hopes to break ground in the third quarter and complete the project by the end of 2016.
