Developers have acquired the 9/90 Corporate Center office-lab campus in Framingham including a former Genzyme building that’s suitable for lab tenants.

The four-building campus includes the 65,000-square-foot 200 Staples Drive, which is currently available and contains existing lab infrastructure, according to Newmark which represented seller NDNE and procured New York-based buyers Outshine Properties and Jadian Capital. The property sold for $10.3 million, according to a Middlesex County Registry of Deeds filing.

The campus is over 80 percent leased to 12 tenants and also includes buildings at 100, 175 and 200 Crossing Blvd. Those properties sold for a combined $82.3 million.

“9/90 Corporate Center’s in-place cash flow is complemented by a prime laboratory conversion opportunity in 200 Staples Drive,” Newmark Executive Managing Director Matthew Pullen said in a statement. “The 65,000-square-foot building is fully available and features reusable infrastructure for life science users.”

Staples Inc. sold and leased back its former headquarters at 500 Staples Drive in 2020 for $165 million.
