Because its 100 Shawmut building won’t include affordable units, The Davis Cos. paid $15 million up-front to the Chinese Consolidated Benevolent Association to support a 285-unit housing project at 50 Herald St. that could include at least 26 percent affordable units. Sales at the brand-new Pier 4 luxury complex aren’t letting up but already Boston real estate brokerage Advisors Living has landed the contract to exclusively market and sell a new luxury development, this time in the South End.

The Davis Cos.announced the selection of Advisors Living, a division of Boston Realty Advisors, as the exclusive team for 100 Shawmut on Wednesday.

The 100 Shawmut building will include 138 new luxury condominiums and will be stocked full of amenities including skyline views, private outdoor spaces, a two-level rooftop sky lounge with gas grills and fire tables, a full-service 24-hour concierge, an exclusive fitness center, a club room with a caterer’s kitchen, a resident lounge, billiards room, library, children’s playroom, dog-wash station, bicycle storage and three levels of enclosed, secure parking.

“The definition of modern luxury has been elevated,” Advisors Living CEO Janice Dumont said in a statement. “100 Shawmut will stand apart in the South End community, offering luxurious high rise living with a comprehensive amenity program. We are privileged to be the exclusive brokerage firm for this exceptional property.”

The $170 million building broke ground in July, the first of three neighboring projects making up a joint effort by The Davis Cos., the Boston Chinese Evangelical Church and the Chinese Consolidates Benevolent Association. The first building will subsidize construction of up to 313 housing units next door, including at least 26 percent income-restricted units. And the 660,000-square-foot development will enable the Boston Chinese Evangelical Church to expand its programs for immigrants, while adding up to 84 residential units on its own property.

“The Davis Companies has a long track record of doing what’s right for Boston,” Jonathan Davis, founder and CEO of The Davis Cos., said in a statement. “We are combining the best of the South End’s historic charm with the brilliance of contemporary architecture, ultimately delivering a diverse mix of living options for a wide range of Bostonians.”
