888 Boylston St

Boston Properties will break ground in August on a 17-story, 422,052-square-foot office and retail building at the Prudential Center.

Natixis Global Asset Management has signed on as anchor tenant at 888 Boylston St., leasing 128,000 square feet on five stories with an option to expand onto the sixth floor, Boston Properties announced. The Natixis space is scheduled for completion in fall 2017.

“The Prudential Center has helped define the skyline of Boston for more than half a century, and 888 Boylston St. represents a new definition in sustainable building design,” Bryan Koop, Boston Properties senior vice president and regional manager, said in a statement.

Approximately 1,400 of Natixis’ 3,400 employees are located in Boston, where the firm has its U.S. headquarters at 399 Boylston St.

The tower is designed to attain LEED Platinum certification, with a chilled beam HVAC system, rooftop wind turbine to supply exterior lighting and a rain harvesting system. The complex next to the Hynes Convention Center also will include 60,000 square feet of retail space.

John Barry and Michael Joyce of Transwestern | RBJ represented Natixis in the transaction.
