A Maine developer has acquired a two-building portfolio of flex-industrial buildings at 734 Forest St. in Marlborough and 35 Dunham Road in Billerica for $10 million.

The Ram Cos. of Scarborough bought the 120,000-square-foot portfolio from Greenfield Partners of Westport, Connecticut, according to Middlesex Registry of Deeds records.

Colliers International Boston’s’ Adam Coppola, Tom Welch, John Poole, and Tonia Jenkins arranged the fixed-rate acquisition financing from Belmont Savings Bank, while Colliers’ Doug Jacoby, Scott Dragos, Tony Hayes, Tim Mulhall and Dan Hines arranged the sale.

“The lender, in recognition of the borrower’s exceptional track record with value-add investment opportunities, differentiated itself in providing not only 80 percent leverage on a fixed rate basis but also a future funding feature to capitalize the costs associated with bringing the collateral to full occupancy,” Coppola said in a statement.

According to its website, Ram Cos. renovated more than 20 buildings in downtown Portland, Maine and developed the state’s first factory outlet retail center in Kittery.
