Hudson-based Calare Properties recently acquired an 84,000-square-foot mixed-use building in Canton.

Located at 95 Shawmut Road in the Shawmut industrial park, the building is currently 100 percent leased to five tenants. President Bryan Blake said that the occupants were a primary factor in attracting Calare to the property, featuring diverse and publicly traded service and distribution companies with a remaining average lease term of five and a half years.

Blake called 95 Shawmut Road the “best building in the best park in the submarket” for its close proximity to I-93 and the newly constructed mixed-use University Station in Westwood. He said Calare has no plans to resell the property; high demand for space will ensure full occupancy by for the foreseeable future. He also noted a shift in the commercial activity in the area from purely industrial to office, retail and entertainment.

Calare purchased the property from Manchester-based Hall Royce LLC in an off-market transaction negotiated by CBRE. As per company policy, Blake declined to disclose the sale price.
