H&W South Street LLC has sold a Brighton apartment building to a Swedish investor.

Akelius US LLC acquired the 32-unit building for $13.6 million.

The adjacent brick buildings at 31 and 35 South St. are 100 percent leased through August 2017.

NAI Hunneman’s Carl Christie and Dan McGee represented the seller and procured the buyer.

“These properties are very attractive to student and young professional renters, and usually remain leased due to the proximity to Boston College and downtown,” Christie said in a statement.

Akelius owns more than 50,000 multifamily units in six countries. It made its first local acquisition last month when it bought the 255-unit West Square and the 24-unit Westside Crossing apartment complexes in South Boston for $169 million. Chad Perrone, regional vice president for Akelius’ Boston office, told Banker & Tradesman that the company hopes to buy more multifamily properties in Boston and inner-ring suburbs.
