Boston Children’s Hospital has closed on its $172.5 million acquisition of a portion of a new life science tower to be developed in Boston’s Fenway neighborhood.

Alexandria Real Estate Equities and Samuels & Assoc. are partnering on the 660,000-square-foot 421 Park Drive life science tower in the third phase of the former Landmark Center redevelopment.

Children’s Hospital plans to occupy 268,000 square feet to satisfy its current and future lab space needs, spokesman Jamie Kelly said Thursday. Its occupancy date is scheduled for early 2028.

A new Star Market will relocate from 1400 Boylston St. and anchor the ground-floor retail space in the 13-story tower.
