A Worcester private school is offering its ball fields for sale, and a Connecticut apartment developer wants to take them up on the offer.

An affiliate of CT Realty Trust filed an application last week with Worcester’s Zoning Board of appeals for a 207-unit apartment complex at 232 Strafford St., on Worcester’s southeastern edge.

The site is a 36.6-acre, semi-wooded complex of athletic fields owned and used by Worcester Academy, one of the city’s oldest and most prestigious private schools. Worcester commercial brokerage Kelleher & Sadowsky has the listing, which states a $4.5 million asking price. The school’s website still lists the fields as one of its athletic facilities.

CT Realty Trust’s plans show one 4-story, 57-unit apartment building with the complex’s amenities on its ground floor, plus 150 rental townhouses in 25 buildings arrayed across several blocks filling out the site.

Amenities called out in floorplans include a fitness center, great room, “wellness” room, a children’s playroom and a coworking area, plus an outdoor pool and cabana. Each townhouse would come with a ground-floor covered parking space and a driveway space, but 150 additional outdoor parking spaces and two loading spaces would be located across the site.

The project would need zoning variances for frontage and height and a special permit, plus site plan review, according to a letter submitted by project attorney Mark Borenstein from the Prince Lobel law firm’s Worcester office.

Worcester’s median monthly rent was $2,170 in June, the most recent available data from listings portal Zillow, an increase of 1.96 percent year-on-year.
