Another commercial-to-residential conversion is proposed in South Boston, with plans for a 91-unit housing complex at 270 and 284 Dorchester Ave. submitted to city regulators Thursday.

The 150,000-square-foot structure would consist of a low-rise townhouse building along B Street containing 18 units, probably condos, said Marc LaCasse, a Boston attorney who represents the development team. A nine-story building would house the remaining units, which would be either condos or apartments.

“The financing environment is very different today than it was four years ago when a lot of these were starting. Everyone was still afraid of condos, but that has changed,” LaCasse said.

Mark Edwards, owner of the CG Edwards Co. marine supply store, owns the two parcels totaling a half-acre and plans to relocate his business within South Boston, LaCasse said. The site also contains a vacant retail building formerly occupied by a sub shop.

Edwards has agreed to provide space in the new development for Ultimate Self-Defense, a karate studio that rents space in the marine supply building, LaCasse said.

Although the property is located one-third of a mile from Broadway station on the MBTA’s Red Line, the plans call for a 123-space, two-level underground parking garage. At community meetings, residents said they wanted the development to include at least one space per unit, LaCasse said.

The proposal calls for 8,350 square feet of commercial space, which would be marketed to tenants such as neighborhood grocers and pharmacies, LaCasse said.

To comply with the city’s inclusionary development policy, 12 of the 91 units on-site would be reserved for residents meeting affordable housing guidelines.

VHB and Anthony Pisani + Assoc. are providing engineering and architectural services. A formal application under the city’s major project review process will be submitted by the end of July, LaCasse said.

The project would be the latest in a wave of multifamily redevelopments near the Broadway MBTA station.

In February, the Boston Redevelopment Authority approved a 33-unit, six-story residential building at 248 Dorchester Ave. with ground-floor retail.

Last month the BRA approved a $35-million, 49-unit residential development at the Cornerstone Pub property at 14 West Broadway.

The developer of that project, City Point Capital, also has begun construction on a 31-unit, six-story apartment complex at 22-26 West Broadway.
