Owners of a century-old Audubon Circle parking garage are seeking to replace it with 90 apartments, but the bulk of the parking in the new development would be reserved for residents of an adjacent apartment building in Brookline.

The development proposal would swap out a 24,000-square-foot parking garage for a 6-story, 91,000-square-foot multifamily building on a two-thirds-acre parcel at 142-146 St. Mary’s St.

The owners of the property, Matthew and Douglas Allen of 100 Monmouth St. LLC, also own an apartment building at 100 Monmouth St. in Brookline which borders the development site. The building residents would have access to 75 out of the 128 proposed parking spots in a garage located on the ground and basement levels.

The project also would include 27 spaces for residents of the new building, along with 15 for neighborhood residents. The parking plan may require a zoning variance, developers stated in a project notification form submitted to the Boston Planning & Development Agency.

Developers would reserve 14 units, representing 15.6 percent of the total, as income-restricted. The initial development notification was submitted to the BPDA in May, and is not subject to the pending changes to the city’s inclusionary development policy.

In July, the BPDA changed the policy to require a minimum of 17 percent affordable units in new developments, along with a 3-percent component for residents with federal housing vouchers. The Boston Zoning Commission is scheduled to vote on the changes Nov. 8.
