A distributor of industrial fasteners and electronic hardware has signed a full building lease at 1 Kay Way in Stoughton for expansion.

Arnold Industries will relocate from 80 Shawmut Drive in Canton to 104,429 square feet at The Seyon Group’s 1 Kay Way in Stoughton.

The Seyon Group acquired 1 Kay Way in 2017 for $60 per square foot. As a result of the Arnold Industries lease, Seyon Group will launch a capital improvement project including facade update, systems and interior upgrades and a small demolition.

The eight-year lease takes effect Jan. 1. Warren Brown of Boston Commercial Properties represented Arnold Industries. Edward Jarosz of Newmark Knight Frank represented ownership, a joint venture of The Seyon Group and Wheelock Street Capital.

Founded in January 2017, The Seyon Group owns 15 industrial and warehouse properties totaling 1.75 million square feet.
