A 151,000-square-foot addition to Catamount Management’s Hood Park development hasn’t even been approved by Boston Planning & Development Agency officials, and already nearly half of it has been spoken for.

Finch Therapeutics, a Somerville-based life science firm that focuses on developing treatments for gut ailments like inflammatory bowel disease and recurrent C. difficile infections, said in a securities filing that it was planning to lease 61,136 square feet in 100 Hood Park Drive. Bisnow first reported the filing.

Members of the Newmark leasing team representing Hook Park’s office and lab spaces did not immediately return phone calls from Banker & Tradesman, however lease terms outlined in Finch’s 8-K filing state the company will be paying $4.5 million per year, or roughly $73 per square foot, for the space, proposed to be built on top a year-old 900-space parking garage. Catamount filed plans for the 6-story addition in April and are still meeting with BPDA officials and community members as part of the city design review process.

In addition to the 6-story expansion, architect SMMA also designed the garage with flat floor plates and other features that could enable a future conversion to commercial space.

When the plans were filed, development consultant Trademark Partners told Banker & Tradesman that the garage’s lower two floors were already fully leased to retail and lab tenants, and that space in the neighboring 500 Rutherford Ave. was already spoken for. Finch’s 8-K states that it has right of first offer to lease space in the 500 Rutherford and 570 Rutherford buildings.

The Hood Park project is still awaiting tenants for its signature building: a 350,000-square-foot office-lab tower at 10 Stack St.
