With an eye toward additional office and residential development, Hingham-based Jumbo Capital Management and investment partner Brad Spencer have acquired the 52-acre Oracle office property in Bedford for $50 million from DivcoWest.
The property at 100 Crosby Drive is 100 percent occupied, with VOIP technology provider Acme Packet signing a 10-year lease for 262,000 square feet in 2009. Oracle acquired Acme Packet in 2013.
San Francisco-based DivcoWest spent approximately $20 million on new amenities and renovations including a full-service cafe, picnic area, fitness center and 64-seat amphitheater, Spencer said.
But perhaps more attractive to the buyers is the property’s expansion potential. A 10-acre pad is available for build-to-suit development as a 120,000- to 150,000-square-foot office building, and another 18-acre parcel could be suitable for a residential development, Spencer said.
"All the amenities have been improved. It’s a lovely place and a lot of extra land," he said.
Founded in 2009 by Jay Hirsh, Jumbo Capital specializes in acquisition of commercial and industrial properties in Greater Boston. Spencer, a senior managing director for Newmark Grubb Knight Frank, invested his own money in the acquisition and Jumbo Capital will serve as the managing partner.
