Lafayette Cityc CenterPartners HealthCare has inked a deal to lease 136,000 square feet of office space at the Lafayette City Center in Boston’s Downtown Crossing neighborhood.

The new tenant is a much-needed victory for landlord The Abbey Group after State Street Corp. decided it will vacate space it leases at the 2 Avenue de Lafayette building next year.

Including the space Partners will lease, there will still be 275,000 square feet of space available at the property after State Street leaves for a 500,000-square-foot build-to-suit project in the Seaport.

But one broker familiar with the activity at Lafayette said there are currently two high-tech firms from Cambridge looking hard at leasing 125,000 and 150,000 square feet, respectively.

An Abbey Group spokesperson confirmed the 136,000-square-foot lease with Partners but would not comment on the deal. Partners officials did not return calls as of press time. However, in an interview last year about the changes at the property and an increase in the number of restaurants and other businesses in the area, Abbey Group President David Epstein said, "We’re transforming the building along with what the city is doing in Downtown Crossing. They’re completely remaking the area."
