A crowd of luminaries including developer Samuels & Assoc., its partner Landsea and construction partner John Moriarty & Assoc., were joined by Boston Mayor Martin Walsh and members of the community earlier this month to celebrate the topping-off ceremony for Pierce Boston, the Fenway’s newest and tallest addition.

The $300 million, 30-story tower, located at 188 Brookline Ave., soars above its neighbors, reflecting the clouds on its expansive glass and metal exterior. The architecturally dramatic property stands on a triangular parcel of land at the intersection of Brookline Avenue and Boylston Street, greeting visitors to and residents of the historic Boston neighborhood.

Steve Samuels, chairman of Samuels & Assoc., says that this project came at the community’s behest. “It was the community’s idea, along with the city, to do something special with this land,” he said. “It was the community who called this a gateway parcel … and it really is going to be the front door to the Fenway coming from the west.”

interior would be inspired by and inspire the people, culture  and history of the Fenway area. The tower, which will include 109 condominium units, 240 rental units, and over 20,000 square feet of street level dining and retail, will provide housing and jobs and raise the profile of the evolving Fenway neighborhood.

“This area is growing and it’s moving forward, but it’s also about protecting Fenway’s charm and beauty. Pierce Boston is going to add to the charm and the historic pieces of this neighborhood. It’s going to make the Fenway neighborhood continue to shine,” Walsh said at the topping-off ceremony.

Presales of 109 luxury condos in the tower are averaging prices of $1,500 per square foot with 40 percent sold ahead of the projected spring 2018 occupancy.

Samuels added condos to the project last year as the designs were updated with an additional six stories, making it the tallest building in the Fenway.
