Quincy-based FoxRock Properties has acquired 700 Longwater Drive in Norwell for $10 million.

The 80,000-square-foot building is FoxRock’s fourth acquisition within Assinippi Corporate Park.

A $3.5 million capital improvement program is scheduled for completion in December, including utility and roof replacement, common area and restroom renovations, and upgrades to the landscaping and parking lot. Architects Helicon Design Group of Boston and contractors Barletta Associates Inc. of Foxboro are collaborating with FoxRock on the project.

"Our capital improvement program will result in a more attractive property and user-friendly experience for current and future tenants," said Jason Ward, manager of FoxRock, in a statement.

Lead tenant EOS CCA, a collection agency, recently signed a long-term lease extension. The building has 14,000 square feet available for lease.

Bob Conrad, President and Founder of Conrad Group in Quincy, represented FoxRock in the deal.
