A Wilmington business campus that’s fully leased to robotics, R&D and distribution tenants received $92 million in financing.
M&T Bank provided the new 5-year mortgage to property owner Carlisle Capital Corp. for the Fordham Park Robotic & Logistics Campus at 100-110 Fordham Road.
The 40-acre property, which is located next to an Interstate 93 interchange, has 393,911 square feet of high-bay R&D, robotics and distribution space in three buildings.
The buildings are 100 percent leased to credit tenants in the e-commerce, robotics and semiconductor/industrial automation industries, JLL said in a statement.
Warehouse robot manufacturer Locus Robotics broke ground in 2023 on a new global headquarters at 100 Fordham Road. The 157,000-square-foot facility opened in October 2024.
JLL Senior Managing Director Tom Sullivan represented Carlisle Capital Corp. in the transaction.
“The sponsor’s execution of a complete re-positioning of the park created incredible leasing demand and made it one of the most unique financing opportunities for lenders in this environment,” Sullivan said in a statement.
Carlisle Capital Corp. acquired the property in 2019 for $27.15 million, according to data compiled by The Warren Group, publisher of Banker & Tradesman.
