A dilapidated former nightclub property in Boston’s Leather District could be redeveloped as a 20-story hotel by Boston-based Hudson Group.

The 250-room boutique hotel at 150 Kneeland St. would provide guest rooms primarily for business travelers given its proximity to South Station and Logan International Airport, said Noam Ron, part of the father-and-son development firm.

Ori Ron began developing properties in the Leather District in the early 1990s as the Big Dig project removed the elevated Central Artery, which had walled off the neighborhood from other parts of the city.

“He found a neighborhood on the edge of the Financial District that seemed pretty ripe at the time, but had some risk,” Noam Ron said. “It was a gut feeling about the growth opportunity and proximity to South Station.”

While Boston-based Rode Architects is still working on the final designs, Ron said the hotel will have 10 to 15 guest rooms per floor. Floor plates would span 4,700 square feet on the 4,824-square-foot parcel, which was most recently home to Splash nightclub. No on-site parking is planned, but Ron said the firm is exploring arrangements with private garages and parking lots in the vicinity.

Amenities will include lounges, meeting spaces and a double-height ground floor with a restaurant. A detailed project notification form will be filed with the Boston Planning and Development Agency this spring, Ron said.

Hotel developers have found creative ways to build on small parcels in Boston, including the 25-story, 242-room Marriott Moxy Hotel on a 5,787-square-foot parcel at 240 Tremont St.

Near North Station, developer LIMAC LLC received approval in March 2017 to build a 68-room, 12-story hotel at 88 North Washington St. The project, which has yet to break ground, would be built on a former seven-space parking lot totaling just 2,159 square feet.
