One of the first office tenants at Somerville’s Assembly Row is expanding its footprint with a lease commitment for another seven years.

SmartBear Software expanded its footprint by 16,000 square feet to a total of 52,400 square feet in a lease with Federal Realty Investment Trust at 450 Artisan Way.

SmartBear currently has 260 employees, and the expanded space will include capacity for 385 seats. The expansion includes a new gym, coffee bars and collaboration areas.

Previously headquartered at 100 Cummings Center in Beverly, SmartBear was the first tech company to lease office space at Assembly Row in 2014. It originally occupied 33,000 square feet for its 100-employee workforce in 2015.

The company has incorporated environmental sustainability goals into its real estate strategy, measuring its greenhouse gas emissions since 2019 and eliminating single-use plastics in offices.

After receiving an investment from Vista Equity Partners in 2020, SmartBear signed the venture capital firm’s climate pledge which sets goals for reduction of carbon emissions.

“SmartBear was an early believer in the promise and possibility of Assembly Row, and we appreciate their partnership as the neighborhood evolves,” Federal Realty Senior Vice President Patrick McMahon said in a statement.
