Related Beal’s 372,000-square-foot Congress Square property overlooking Boston’s Post Office Square has been recapitalized for $342 million with a pair of South Korean investors, Hana Financial and KTV Asset Management, acquiring a 95 percent ownership share.

The former Fidelity Investments headquarters was renovated and expanded by Related Beal in recent years as a multi-tenant office and retail complex at 40 Water St., 33-35 Congress St. and 33-35 Devonshire St.

Related Beal also built a 7-story addition to 40 Water St. and secured an anchor tenant in ad agency DigitasLBi in 2016.

Related Beal will retain the remaining ownership share and manage the property.

Real estate financial advisors Hodges Ward Elliott arranged the transaction and $228 million in financing from KKR.

“Congress Square has been redeveloped into a visually stunning focal point for the Boston central business district and attracted discerning global capital,” Hodges Ward Gillen Managing Director Paul Gillen said in a statement.

Two parcels that were part of the original acquisition from Fidelity, 13-15 and 19 Congress St., were sold by Related Beal in 2016.
