ZoomInfo employees will return to the office in a hybrid workspace model this summer after the firm signed a 100,000-square-foot lease at Hobbs Brook Real Estate’s 275 Wyman St. property, with plans to expand to 226,000 square feet.

ZoomInfo initially will occupy the entire fourth and fifth floors of the 314,000-square-foot building, while the existing anchor tenant, Vistaprint parent Cimpress, will move to ZoomInfo’s former space at 170 Tracer Lane, Hobbs Brook Real Estate announced.

The Vancouver, Washington-based B2B networking site opened a 73,000-square-foot new regional office in January 2019 at the newly-renovated 170 Tracer Lane in Waltham, part of Boston Properties’ Reservoir Place property, with initial occupancy of 340 employees with expansion capacity for up to 450. The move from 307 Waverley Oaks Road expanded ZoomInfo’s workspace by 33,000 square feet.

But many office tenants are considering additional space needs as they assess post-pandemic workspace designs, including increased distancing between work stations which reduces capacity.

“As we look to attract even more talent to join our rapidly growing team, our office space must reflect how much we value our employees, their work styles, and lifestyle preferences,” ZoomInfo CEO Henry Schuck said in a statement.

At 275 Wyman, the 15-year lease has expansion options to 226,244 square feet through 2027, according to an SEC filing, with first year cash rent of $31 per square foot.
