NB Development is responding to demand for home ownership units in Brighton with a project that would create 78 condominiums near its Boston Landing complex.

The half-acre site at 131 North Beacon St. contains a 16,000-square-foot industrial building and sits next to the 20-unit Hichblock apartment complex, which was completed in 2019. The North Beacon Street corridor also has become a life science development destination, including two proposals by IQHQ Inc. for lab projects totaling nearly 460,000 square feet.

NB Development’s affiliate 36 Hichborn LLC notified the Boston Planning & Development Agency last week that it will propose a 6-story, 79,000-square-foot condo building including 43 parking spaces and 2,000 square feet of retail space to replace the vacant commercial building.

The project will include an unspecified number of income-restricted condos “in an area defined by rental properties,” NB Development Senior Director Keith Craig wrote in a notification letter.

In 2022, NB Development received approval for a 175-room hotel at 180 Guest St., on one of the two remaining parcels at its 15-acre Boston Landing project.
