Sound stages and production facilities for the TV and movie industries are planned for the first phase of development at Banner Park in Braintree.

Developer RISE of Boston is leading the plans for the 272,500-square-foot initial stage of development at 60 Columbian St. near the Weymouth town line.

The fully-permitted project will include sound stages, production facilities and offices, RISE said. Gensler has been selected to design a master plan for the campus.

The 60 Columbian St. property was sold for $7.9 million in January 2022 to Banner Park Campus LLC, a Hingham corporation affiliated with developer Christopher Reale of Onshore Properties. RISE said it recently acquired the development rights for the property, which were reviewed by the Braintree Planning Board in 2022. The Boston Business Journal first reported the development proposal.

The development plans submitted in 2022 included renovation and expansion of an existing 20,550-square-foot office building, to create 121,420 square feet of “bio-flex” space and construction of a new 150,000-square-foot bio-flex building.

The Braintree site has been used by Apple Studios and Netflix in recent years for film productions, RISE said.

“The industry feedback has been positive, and we now have a great opportunity to expand the film industry operations with a permanent location,” Braintree Mayor Charles Kokoros said in a statement.

Community benefits tied to the project will include traffic and infrastructure improvements and a trail system linking sections of Braintree, Weymouth and Holbrook and connecting to a new dog park.

RISE is targeting LEED Gold certification for the project, which is estimated to create more than 800 jobs.

The site is part of a larger property that was approved for a 750,000-square-foot commercial-industrial development in 1990, but never fully built out, according to application materials. In 2022, Onshore Properties submitted plans for a biomanufacturing campus on the property.

RISE has been pursuing a variety of development types including multifamily, life science and hotel projects in Boston, Everett, Haverhill and Medford. Its largest project would add nearly 2 million square feet of multifamily and commercial space in and around Charlestown’s Sullivan Square.
